KŌTUKUTUKU
KĀINGA
Auckland
Community Housing Provider Mahitahi Kāinga Trust faced some challenges when fulfilling their vision to provide Papakāinga for its people with mental health and addiction issues. Julian provided Programme Management expertise and assisted the Trust to overcome these challenges.
The 41 one bedroom walk up units along with a Whare Maanaki was completed in April 2021. The development is unique, with emphasis on Māori design being fully integrated into the buildings. There is a common space clustered around a courtyard, along with space for communal gardens and gatherings. Along with the Whare Maanaki, there is space for the Trust and others to provide services and assistance to residents.
The funding of $19 million was made up of grant funding from MHUD, finance from ASB Bank and the Trust itself.

KARANGAHAPE MARAE
Kaeo
The Karangahape Marae opened in November 2023 and consists of 3 buildings, the main Marae, ablutions block and kitchen and dining area. Due to historical flooding in the area, the new Marae buildings were constructed above the flood plain.
Upon entering the Whare Nui there is a unique purpose-built outlook to Whangaroa Harbour. The Marae has reinvigorated the community, becoming a place where whānau meet and have access to digital technology.
The construction cost was $4.5 million and included excavation works and landscaping and was completed in 12 months, within budget and two months before the planned completion date.

TE KĀINGA ATAWHAI PAPAKĀINGA
Auckland
Te Kāinga Atawhai Housing is a community housing provider, undertook this development of 14 apartments of varying typology to provide housing on a Marae for Māori, a unique space in Auckland.
The funding of the development had grant contributions from MBIE and Te Puni Kōkiri along with bank finance – project cost $14.5 million facilitated and negotiated by Julian.
All apartments and communal spaces were built to meet HUD Design Standards and incorporated a contemporary Māori design.
The site was very challenging being an unusual shape and on a steep bank leading to a creek, all while being constructed in the very challenging Covid era.
